Sunset Groves is a premium residential and mixed-use development located within the "Little Athens" neighborhood of The Ellinikon, Europe’s largest urban regeneration project. Designed by A&M Architects in collaboration with Petras Architecture for Lamda Development, the complex is strategically positioned at the northwestern edge of the site, adjacent to the sprawling Ellinikon Park and just 250 meters from the Athenian Riviera.
NAMA played a vital role in the project’s realization, providing specialized technical consultancy with a focus on civil engineering and traffic studies to ensure the development's seamless integration into the broader urban and transport fabric of the new "smart city."
Integrated Technical Design and Traffic Management
As the Traffic Consultant for the development, NAMA ensured that the complex provides efficient accessibility while maintaining the pedestrian-friendly, "green" character of The Ellinikon. NAMA’s multidisciplinary scope included:
- Traffic Impact & Circulation Studies: Developing the internal circulation strategy for residents and visitors, ensuring safe and fluid movement between the residential buildings, the commercial zones, and the surrounding park.
- Underground Parking Optimization: Technical design of the unified basement parking facility, which accommodates 188 spaces. The study focused on efficient ramp placement, accessibility for electric vehicle (EV) charging stations, and dedicated spots for the disabled.
- Logistics and Supply Chain Management: Designing the ground-floor loading docks and service routes for the retail and dining units, ensuring that commercial operations do not interfere with the tranquility of the residential areas.
- Pedestrian Connectivity: Aligning the complex's pathways with the Ellinikon Linear Park and the beach promenade, promoting non-motorized mobility and the "15-minute city" model.
- Civil Engineering Support: Collaborating with the architectural and structural teams to integrate civil infrastructure—such as drainage and pavement design—within the complex’s "green neighborhood" and central water features.
Architecture, Sustainability, and Community
Sunset Groves is designed to foster a harmonious dialogue between architecture and nature. Key project features include:
- Prismatic Architecture: The complex consists of five buildings arranged along a diagonal axis, featuring fluid, sculptural façades with varying balcony depths to maximize views of the Saronic Gulf and the mountains.
- The "Green Neighborhood": A central communal courtyard interweaving Mediterranean planting, walking paths, and recreational spots around a signature water feature.
- Sustainable Living: Targeting high energy efficiency and sustainability certifications, the design incorporates passive cooling through generous shading, natural light optimization, and integrated planters on façades.
- Mixed-Use Vibrant Hub: In addition to 99 luxury residences, the project includes ~10,000 sqm of neighborhood retail—boutiques, cafés, and a standalone dining pavilion—serving as a local destination.
